2.  You do NOT need a permit to build a fence on your residential lot in Red Deer!

3.  Building your fence on or within your property lines!  Use your Real Property Report (RPR) to determine your property lines and build your fence within them.  You can call the City of Red Deer’s Engineering Department (403-342-8161) before you start to verify if there are any City boulevards or Municipal Reserves that will affect where you put your fence.

4.  Fence Heights!  Non-corner lots may have a fence no higher than 3′ in the front yard and no higher than 6’6″ in the back yard.  You must maintain an adequate line of sight on corner lots, you may not build anything higher than 3 feet in sight line areas.

5.  Choose a building material that is affordable to you and easy to maintain: wood, vinyl, chain link, composite, iron, etc.  The following are NOT permitted as fencing materials in Red Deer: electrified, barbed wire and protruding sharpened spikes or broken glass.

Building a Detached Garage, Carport or Shed in Red Deer!

2. Permits:  Any garage, carport or shed over 10 meters² (10m x 10m) will require a building permit to make sure their placement complies with the Land Use Bylaw and Alberta Building Code.  Sheds that are not permanently attached to a foundation and are under 10 meters² do not require a permit, but must follow the City Land Use Bylaw.  You will also need electrical, plumbing and gas fitting permits if you have any of those services in your garage, carport or shed.

3.  Location:  Garages, carports or sheds are not allowed in front yards or on City boulevards.  The structure must be at least 3 feet from the side of your property line.  It must be 20 feet from the rear property line if you will park behind it or 3 feet if you don’t plan on parking behind.  If there is an easement on your rear property line, your building must be 1.64 feet  from the easement.  You cannot build over a sewer or water line unless you enter into a caveat agreement with the City of Red Deer.  You cannot build over gas, electrical, phone or cable lines.

4.  Size: The maximum height of any detached garage, carport or shed must not exceed 4.5 metres or take up more than two-thirds the width of your yard. Your house and any other buildings must not take up more than 40% of your yard in an R1 location. Other zonings may allow more or less percentage. Contact The City of Red Deer’s Inspections and Licensing to confirm zoning and to check to see exactly what size  and where you can build.

5.  Getting a permit:   Visit the City of Red Deer’s Inspections and Licensing Department.  You will need 2 copies of your site plan showing the location you would like to build your garage, carport or shed.  Your site plan should be neatly drawn and reasonably to scale.  It should also describe the location of the building, site dimensions, easements, service locations and other buildings.  You will need to fill out a detailed spec sheet.
