Rental Properties & Secondary Suites in Red Deer

Rental properties are HOT!  Whether it be townhouse, duplex, single family, apartment or suited house (with secondary suite).  All of these different types of properties can be a great investment! Not only is it wise to make sure the numbers work (ROI: return on investment), but you need to make sure, if it is a house that has a secondary suite, that it is legal with The City of Red Deer, to avoid any unsavoury fines from the City of Red Deer,(which can range from $500 for a first offence to $5000 for a third offence, per owner).

Some requirements for a secondary suite to be legal are a separate entrance, interconnected smoke alarms, additional parking depending on how many bedrooms the suite has and only one secondary suite per home.  You will also need the following permits: building, electrical, plumbing and gas, heating/ventilation/air conditioning HVAC and occupancy.  Here’s a link to The City of Red Deer Secondary Suite Process and Permits.

You may have a “legal, non-conforming” suite.  This means that the suite was already in existence before the bylaws were introduced and has always been used as a suite.  It would conform to today’s standards.  It can’t be vacant for more than six months.  It must have off street parking and it may have to be upgraded for fire code reasons.

Canada Ranks 5th For Global Prosperity!

Good job Canada!  According to a recent survey that measures global prosperity, Canada is the 5th most prosperous country in the world!  The survey included 142 countries that account for 99% of global GDP and was based on how they performed in key economic and social areas, including education, entrepreneurship, health, education and freedom.  Canada was beat only by Norway, Switzerland, New Zealand and Denmark.

9 Fun Outside Winter Activities in Red Deer & Alberta!

Now that winter is upon us, I’ve been thinking about some fun activities to do this winter!  Weirdly most of them start with S!

Skiing & Snowboarding: In Red Deer, we are lucky to have our own Canyon Ski Resort!  Lots of runs for skiers and snowboarders of all difficulties!  We are also close enough to drive to the many of the ski resorts in the mountains.

Snowshoeing & Cross-Country Skiing: Click trails to see maps of the trails in Red Deer.  You could also drive to Kananaskis Country or Strathcona Wilderness Centre.  It’s great exercise and beautiful scenery.

Skating & Hockey/Ringette: There are many options for skating in Red Deer.  If it’s a little too cold outside, you can hit one of the many arenas public skating times: Collicutt Centre, Red Deer Arena, G.H. Dawe, Kinex, Kinsmen  If it’s nice enough to skate outside, there are boarded and un-boarded rinks in every neighbourhood plus Bower Ponds and Family Skating Oval (at the Golden Circle).  Click for a complete list of all outdoor rinks in Red Deer.

Sledding:  So many options for contraptions to ride down a snowy hill!  Crazy Carpet, tobogan, saucer, GT Snow Racer, tube, etc.  So much fun to be had!  As long as there’s a hill, there’s a way (corny, lol)!  Click for a list of the best sledding spots in Red Deer! Canyon Ski Resort also has a snow tubbing hill!

Snowball Fight: What great childhood memories I have of snowball fights!  Build a wall for protection and have a bunch of snowballs made up OR a spur of the moment make them as you need them snowball fight!  As long as it’s all in good fun!

Snowman Building: I love driving down the street and seeing snowmen in front yards!  There’s the big snowmen that you rolled and rolled and rolled to get the base, body and head as big as possible, only to not be able to lift them up to stack them or the smaller ones that you could fit your own toque on. With stick arms, rock eyes and a carrot nose (that the dog usually ate), you know there is always a lot of effort put into a snowman.  And they are always smiling and waving!

Snowmobiling:  While most riders I know, head to Revelstoke, Golden or Valemount in the mountains, you can always hop on your snowmobile and hit a field or lake around Red Deer.  Here’s a map of snowmobile clubs and trails in Alberta!

Sleigh Rides:  Looking for something a little different? How about a sleigh ride?  In Red Deer, sleigh rides are offered at Heritage Ranch. You can also venture to different places in Alberta.

Ice Fishing:  On a nice day, just a chair, your ice fishing rod/tackle and a hole is all you’ll need for ice fishing. On a cold day, it is definitely nice to have an ice fishing shack or tent to keep warm in.  Gather your family or some friends and enjoy the day on the lake! For the more hard-core ice-fishermen/women try this overnighter at Gull Lake!

Walking/Jogging Trails in Red Deer, Alberta!

Red Deer is home to and well-known for over 100 kms of trails connecting the parks and criss-crossing the city. They are scenic and useable year round!

You can hike, jog, walk or bike (trails will be marked if the aren’t bike accessible).  Here is a map of the trails in Red Deer:  Red Deer Trails Map.  The map also gives the distance on the popular “loops” and shows some of the recreation areas that meet up with the trails.  In winter, there are a few different Cross Country Skiing Trail Maps.  Get out there and enjoy the trails, if you don’t already do so!!
